Describing a window?

After a few years in the business and finally letting go of control to a few employee’s I have realized that I am all over the board when I give a bid. It has never been a problem untill now I have 3 guys wanting to give estimates. What and how do you all bid residential cleaning… not worried about pricing just what you consider a window… It is (2) panes is it an opening ? Just curious… I know alot of people bid by the hour.

Also, If anyone has a Pictorial guide that I could copy for my guy ( maybe a diagram of what constitutes a window)

I am in Central Ohio, Spring is not here yet they lie. However you still can clean windows. :slight_smile: I personally bid windows at top and bottom pane as one window. It works for me. Now there is a charge difference if they want interior/exterior.

I price by the pane. The term ‘window’ doesn’t tell the whole story.

Here in Toronto we have so many different style of windows, some that have a single pane in one opening(casement) and some that have 5 panes per opening(picture + 4 sliders below). See attached photos.

As long as you know what you want to charge to scrub, scrape, scrub, squeegee and detail a piece of glass, you can put together your bid.

You only have one kind of window in Ohio?

No we have tons of different types of windows. he mentioned double hung and I was using that one as an example how i would bid single/double hung. We have all these windows in Ohio. Sorry if I did not make it clear earlier.

We count every pane as a window, with slightly different rates for size (french pane vs big deadlight, etc).

I’ve read and re-read his post. I can’t find where he said double hung. Maybe my eyes are playing tricks.

I’m sorry it’s not you. I often see people post flyer examples on wcr running specials like “20 double hung windows for $200” and I’m always thinking, “don’t these folks have other types of windows?”

I wish we had all double hungs here, my life would be so much easier. 2 panes plus a screen woop de doo. That multi panes example I posted are a real pane/pain. 5 pc’s of glass, 3 which need removing, 3 tracks to brush out and most of the work has to be done from the inside. These windows are mostly found in lower to middle income homes so you know they don’t get proffessionally cleaned too often. The pane behing the screen quite often has screen burn. Ahhhh but cleaning them pays the bills I guess…lol

Oh…and don’t get me started on storms…

You really just need to decipher how much per side on the size of glass. Homeowners look at their windows as a whole unit, we tend to look at each piece of glass to be cleaned. BIG difference. I bid Small, Reg., Large and X-L and sometimes XXL. This allows me to price correctly and have less underbids. You have already been bidding so just share that info with your guys, make a standard bid sheet but give them an idea of what you expect per man hour so they can compensate on those “interesting” jobs that will take longer.

I feel you on the pane in the butt storm windows. I look at it as hey it is business and i will do it. I am currently working with a company that owns older homes on OSU campus that are dorm homes now :slight_smile: yeah so you know the windows are newer and always kept clean by those college kids :slight_smile: Every window had a storm window top and bottom :slight_smile: FUN FUN FUN!

I totally agree. Have the guys bid how you bid so everyone is consistant. I bid per pane and also take into consideration how long it should take.

So do you guys charge the same for a casement (1 pane) as you do a double hung (2 panes)? For example if I charge $4/pane a DH would be $8. Would a casement be $4 or $8 or somewhere in between?

I charge per pane side so my price is X$ x 2 for a casement and X$ x 4 for double hung. But I usually also give a 10% incentive discount if they book a complete in/out. Additionally I’ll tack on a PITB charge for any tricky work, tricky laddering etc.

What is PITB?
