Yes, from what I found 12% has a ph near 12 which makes it a pretty caustic base, not an acid. So I wonder what the ph would become when diluted in a downstream scenario.
Regardless, my customer will be satisfied after I call Dryvit and get the scoop from them. If what they say is different than what the real pros here say, I’ll have to go with their recommendation since I can’t speak from experience on the matter.

You are making this a lot harder than what it is. Read PT State, PWI, or any of the other boards and the all say wet the landscaping,spray the bleach, let bleach kill mildew, rinse house and landscaping well, collect check and enjoy. If you are this nervous about doing it then don’t there are plenty of house washers in your area I’m sure. Of course they wont do all the calling around to dryvit they will spray bleach. In all fairness I know how you are feeling. I went through the same thing with roof cleaning. Instead of down streaming it at 20 to 1 with an injector With roof cleaning it’s 60/40. I was scared I was going to damage someone place. I read the forums and talked with peop0le that do this everyday for a living. I’m glad I did because the roofs I’ve done so far I made good on . Now that I have a feel for it I’ll charge more and have one more way to be profitable. If you are worried that will make your customer worry. If you are confident they will be also. Good luck
I totally know where you’re coming from Kenny and I trust what the experts have to say who actually do and see and get paid by happy customers. For the building owner’s sake I did call Dryvit and talked to someone, Betty Davis. She told me that a mixture of 1 part household bleach to 4 parts water and even some TSP ([COLOR=“blue”][SIZE=“3”]SMILE DANGE![/SIZE][/COLOR]:D) is okay. If I’m not mistaken household bleach is 2 to 4 times more diluted than 12% SH. So my final question is does downstreaming generally dilute the mixture by at least 4:1? Once I get this job done at least I’ll be able to say I have experience!

Say you know I cleaned Bette Davis’s house in Laguna Beach California ! It was 3 story Tudor right on a bluff above the beach @ Woods Cove ! A really cool pad…She didn’t live there any more and was actually dead by the time I got there !

Downstreaming will dilute it anywhere from 10:1 to 30:1 depending on your injector. Most fall somewhere around 20:1
