Over all the windows has not been cleaned in like 3 years.
Summers can be dusty.
A little bit of paint over spray.
All windows required a quick working over with the razor.

25 panes, all about avg sized.
8 screens
10 were 2nd story.
one pair was a sliding door.

inside work, then outside on ground or ladder, no combo inside/out at the same time.

I know it might be hard to judge, but give it your best.

BTW… IMO this was an avg house.
While cleaning it today a guy on a bike dropped a flyer on the house around.
I pulled on off a vacant house.

I’d probably run $175 for the first clean.

Find that guy, hire him, and pay him $50 for “average home”. Sit back and watch teh money roll in.

I’m there with Tony…$175…unless the screens are filthy. If they are, I’d charge $3 per and make the total job $200.

I’m more like $250 -$275. In and out and 2 story, I won’t touch it for less.

I’d be in the $220-240 range.

If most of the panes are in double hungs that’s not really a lot of windows. If it had been maintained it wouldn’t be that big of a deal at all.

But being a first clean requiring scraping with metal blade that certainly ups the anty. I tend to agree with the guys in the $175.00 range. It’s really a small job even if it is 2 stories.

Does that matter at this point? A professional WC’er has already provided pane count and some relevant details.

SQft matter to me…75% of the time I estimate over the phone. After studying different types of builders they all have the windows in common. Every 100ft is a window, generally. So for a 2,000sqft house my bid would be around the $200+ range. Its a rough estimate but it weeds out flaky people over the phone, and they know it’s a ball park estimate and when I come to do the house the price may go up or down…

To me yes. Generally that’s what I price with. If he wants my opinion he needs to “speaka mya language.” (madagascar 2-zebra)

3 years since last cleaned and razor work to remove paint overspray… around $230 + depending on the landscaping.

So, no flexibility?

For 25 window panes, that’s my price. For 25 windows (ends up being more panes=higher $).

If I was canvassing and selling the job, I would be lower than you guys basically because I was going to them and trying to sell my case to someone who isn’t interested, so anywhere between $125 to $175, all depending on if I have help and how slow things have been.

If they found me online or a referral or a card, basically if they came knocking on my door, then I would be pricing right between $175-$215.

I usually tell them that too when they call for an estimate. I usually give a about a $30 gap and tell them that depending on the variables, it will be at the top or bottom end of that gap… Do you guys do that, or do you give a set price???

I couldnt charge more than 150.00 in my area.

I used to give a $100 spread. If I thought the job was going to be $200, I’d tell them “$150 to $250, and probably about in the middle”. My idea was the low figure would help draw them in, and the high figure helped protect me from unexpected additional work. I only landed 5-10% of my calls this way.

Now, after asking questions on here and taking advice from what I’ve learned, I’ve started taking about 5 minutes with the customer on the phone asking them questions about their windows. I’m now giving a price, but telling them it’s only an estimate, and that I’ll give an exact price when I get onsite. I ask all these questions up front. I then go into selling my service, telling them about my rain guarantee, my satisfaction guarantee, my pure water method, biodegradable soaps, etc. I then tell them what days and times I have available, and then tell them the price at the end. So, I make the conversation about how I can benefit them instead of it being about the price. I had 3 calls last week and landed 2 of them this way. I’m doing those jobs tomorrow.

I really like this method, and I do it some degree. I ask things like…
“size of home, number of stories, number of windows?”
“how soon do you need to get this done?”
“when were the windows last cleaned professionally?”
“are these cutup windows, vinyl framed, aluminum, wood, etc.?”
“is there any interior ladder work?”

but those are really my main questions…
what other questions, if you don’t mind sharing, do you ask the prospective client about the condition their windows are in or type of windows?

Obviously I don’t just hear the number of windows and blurt out a price range, I ask a few questions, but I always want better questions…

Is this post construction or post remodel clean?
Do you have removable storm windows? If so, how many?
How many windows?
Do those open side to side or up and down? (tells me it’s 2 panes)
Any large picture windows?..how many?
How many sliding glass doors?
Do you have “french” paned windows? If so, do they have a removable grid? …how many panes in each window?..how many windows?
How many screens?

I need to make a little sheet to remember it all…and to write their answers on. Right now I do it all in my head.
