Honestly for many years you can get away with just using help on the side just pay them cash. You are so small i would not even for real hire anyone until you hit 8000-10,000 per month. If you could find a solid guy you can always make him go get insurance or you pay $500 per year for a ground insurance policy and boom he is a sub contractor. Literally hand him the money and send him to your insurance guy.
Most property management guys are looking to hire people who are exactly doing this. They call the call goes direct to the owner operator and his one helper. They usually get a more quality job that those bigger companies with fleet vehicles sending 18-20 year old kids to do the work. A lot of guys reading this will not agree out of frustration but this is the truth. I wouldnt consider hiring a real employee until you discovered you have enough work to pay 2 guys and they are making their and your desired monthly income.
