Got a referral for this incredible mansion. Did the estimate today. 12,000 sq ft apparently. some difficult access issues with the turrets and steep slate roof sections. 109 windows total.
Many of them are custom leaded windows. Havent figured out yet how to do some of em but I really want this job. Take a look at the pics. The inside is amazing too!
Thats gonna be a day…easy. You can walk the roof on most of those windows, the round area will be easy with the wfp, but is there a round staircase behind that? I’d charge 1200.00 first clean and depending on how long it took-bring it down just a little.
Yeah the whole place needs some work. We’re bidding about 1800. The problem with WFPing is that the roof will be really slippery when wet. Also on the turrets theres a big ledge under the windows which would make cleaning the bottoms diificult because of the angle. We’ll see what happens. If we do get it, I can’t wait to be done with it!
Good luck with getting gig. I don’t think $1100 is un realistic. I love doing places like this. They always look amazing when completed. Get your arm ready because if they are expecting you to clean the stained glass, you can only do that stuff with a rag. Look over all the stained glass as close as you can, in and out before you put a wfp on it. The design can be loose, and that stuff cost money to replace. Most of the place is going to be simple access with a wfp on the outside. I think your nightmare is going to happen on the inside.
Yeah, I have that problem with a couple commercial accounts, so deep in I cant see the bottom of the window, but I got a 2 foot gooseneck for my Tucker and it works like a charm. A little bit of guesswork, but looks great.
My bid came in at over $1500. With the window count, PITA factor, and time involved, I wouldn’t touch it for less. Don’t forget the waiver. Might see if you can put something in there to cover the leaded glass too. I agree, your nightmare may very well be on the inside. Don’t bid cheap. Like I always say, good work ain’t cheap, and cheap work ain’t good. Bid what you’re worth, not what you think they’ll pay.

I am finding locally that the bigger the house, the less profitable it is. Getting kinda tired of bidding on the bigger ones, to be honest, since they are often of a “cheaper” mindset then the average homeowner.
It seems like that lately, anyway.
Maybe these people are more strapped than I realize…that’s probably it.

this job is a referral from a cleaning company that tacks on a little bit of money onto our bids since we basically work for them when we do these jobs. So I gotta go a little lower than usual. Gooseneck!! Thats exactly what I need. Thanks. This job might be total hell, so many things to consider and precautions to be taken.
I agree with Kevin on this one. The bigger they seem to be, the more difficult and tricky they get. We do a large home that was built in the late 1800’s with true divided panes (french windows) with storms:-( twice a year at $1,200 per clean and Ive just managed to figure this thing out (a system) to where we are making killer money on this job. The first clean was a total bear to get done with 5 guys on it. Once we got the glass clean, future cleans were a piece of cake. That first initial clean really sucked tho. Glad we hung in there!
Got it from the only local store there is in San Diego…place called CM supply.
Chris and Alex may have them…they are pretty cheap but are a real bear to work with unless you got the 18" brush, even then the pole dont like to stay straight on the glass at certain angles from the ground. But when there is no other way to get it…I was also thinking of using a ledger type scrubber on a pole and scrubbing frist real quick and then doing the window with the wfp like normal…know what I mean?
It just sucks to have to change out the goose neck when you dont need it anymore…and trust me, it slows you down alittle so you will want to change it out.
