Average Sq Foot Window Count

I have always charged by the window, I know some people charge by the square foot.

My question is: what do you think is the average window count per square foot?

around here, 1 window per hundred sq ft. a 3,000 sq ft home is gonna have about about 30 windows usually.

Have you seen Justin Time’s prices and sq footage? What are your thoughts on that window washing company? They clean 4,400 sq ft for $155, if that was 44 windows I would be charging $371.

Of course that is their base price which is dry brushed screens. No tracks and not sills and no scraping. They charge 2 per pane per side for scraping.

What I am wondering is how do you sell 2 per pane per side to a customer if they need all their windows done?

They also have moving fees, Obstructed fees, Inside Ladder Fees, Large furniture fees. How do you up sell that?

My service is all inclusive. It’s everything in the price, I am starting to think maybe I need to be more like Justin Time. What do you think?

your not going to attract the right type of customer who is good for your biz in the long-run by running an establishment like this “justin time” character.

Also, you’re taking the service out of the service biz. as soon as you do that, you’re just another commodity.

I agree, I don’t think I would enjoy cleaning windows that way! I do an all inclusive because I like to make the windows look good and feel I gave them my best.

I give sqft prices but only on quicky quotes. Around here 100sqft has 1 to 2 windows. In most cases it’s two per room. So a 10ftx10ft room would have 2 windows. Not sure about other places but I have yet to enter a bedroom that has only 1 window Most have a min of 2. I let the customer know that’s only a really really rough quote. Pricing by the sqft is fine for smaller homes, but I find that the larger the home the harder it is to quote by sqft. Larger homes usally mean the customer makes more money. More money usally means more goodies in the home. Those types of homes usally will have more windows per room. Or they have a custom window, or french windows etc. Pricing per sqft is nice for a fast bid, but what happens when you show up to the home that has the Pellas where they have the blinds in the middle and the customer expects you to clean everything cause of the price you gave. If you quote someone say $100 and then show up and tell them the price is now $200, you can bet your going to have a problem where as you will lose the gig and they won’t be calling back. Not to mention the word of mouth that “your company is a ripp off company” because the customer will feel they got a bait and switch. Only use it for a quick bid, let them know more then once it’s a rough quote and exact pricing will be done on site.
