Whats average time for soft-washing stucco with a chemical other than chlorine? sorry for posting so much about one thing… but I really need to nail this bid. Someone had said they did 30,000 SQFT in 12 man hours. Thats about how big this building is.
It really depends on what your washing off the stucco. Why are you not wanting to use the best chemical (HYPO 12.5) for the job??
It’s a medical facility. Mostly just dirt on it
what is the best chem for light brown stucco? it has a little green and black stain on it
For down sreaming I use 3 gallons 12.5, 2 gallons water and simple cherry. This mix is a little light but works fine for me on stucco.
There’s too many variables to answer that question honestly. For instance, questions such as: how tall the building is, landscaping, availability of water, distance between PW’er and building, corners, awnings, windows and so forth would all determine how long it would take you.
Is the 30k sq ft the size of the building, or is that the surface area that needs to be cleaned? A picture would really help to give an estimate on time.
Even if the building doesn’t look “dirty”, I would still use my regular stucco mix, which contains sodium hypochlorite. Not only will you be totally cleaning the surface so it stays clean longer, but you’ll probably be surprised that the building was filthier then imagined.
Is simple cherry better then spray & forget?

Never used “Spray and Forget”. That sounds like some stuff a home owner whould try to use before call us.
Great post!!
Micah… Pm sent.
So just simple cherry and nothing else works well? Always looking for the lowest environmental impact solution.
You can also use dawn
Thanks guys looks like I’m good for this one
