Best advice for CCU

Dont do it! like geez. Those ahole contractors wont pay crap and they are jacknobs. Way too much work and detail. Easier jobs out there.

Absolutely. I won’t take on CCU anymore either. Any scratches that were made during installation or construction are considered your fault because you were the last one to touch the windows. The CONtractor will call you back over and over for stupid little stuff and treat you like one of his minions. Then getting paid can take longer than usual. Waste of time and energy.

Get your price Right. Triple the normal price, then double that price, the multiply by…

In seriousness, get the price right. It’ll take 4-6 times longer to do it right.

I make a very detailed walk through before pricing. If it looks like a lot: concrete, already see scratches, frames damaged or neglected, etc. RUN AWAY.

I use WFP to wash off all exterior frames and glass before and document anything I see.
Use magic erasers and alcohol to remove most things. Avoid razors if at all possible. Black metal framed glass get their own special price per foot.

Get a good vacuum for slider tracks and grooves.

Set clear expectations beforehand by asking them their expectations and understand they’ll expect even more.

It’s a chore and I only work with 3 contractors now. They know I charge high but deliver great work. They also take care of things throughout the process. I show up from time to time during the construction process to look at things. I do extra stuff by relaying info to the foreman about issues I see that they may not and it has created a great working environment with them.

That said, I’ve walked away from 80% of jobs before narrowing down to these 3 guys.

I met someone today while picking up bleach who said he’s going to do a 4 story condo CCU, about 400 windows. I asked him how he’s going to do it and he says idk, might rappel from the roof or something. I said well make sure you have plenty of scrapers. He says “what’s a scraper?” lol!

Last time I did a CCU was the start of this year when things were slower. And I don’t plan on CCU’ing ever again.

Its been a decade since I’ve touched a CCU. Same thing with hard water restoration.

There’s hungrier guys out there that will gladly take that work. Not I lol.
