Do dirty windows have anything to do with seals brwaking?

No. Every window seal will eventually break. The average life span is 12 years before a seal breaks. The expansion and contraction of the window heating up and then cooling down day after day is the main cause for seal failure. It puts pressure on the seals and then the seal opens up. A window that has sprinkler water hitting the glass will cause the seal failure to happen much quicker. Some windows are better that others, but they all will fail. Guaranteed.

Here in the Florida sun, many people apply reflective tint on the insides of their windows, this will also generate more heat inside the panes and cause seal failure. I see this often. I have also found that pressure cleaning directly on the edges of the window with too much pressure can cause seal failure

I think this is a big problem. I have talked to guys that pressure wash (that don’t also clean windows) and they don’t indicate that they are going easy on the windows at all. Just pressure wash the house and then blast off any debris that gets on the windows. I used to see so many fogged up windows in Washington - people get their house pressure washed frequently due to the algae.

I also wonder if you see more seal failure in desert areas where it’s super hot during the day and very cold at night.
