I’m bidding on a large retirement village here in Grand Rapids MI. According to the current facilities manager the last couple of years the company that cleaned the windows, cleaned the lower portion of the Double Hung through the screen. I believe it was done by WFP. I not sure how effective this would be at three stories??
There is about 1300 panes of glass( mostly double hung windows with a lower screen) from 1 story to 30ft+. I’m more of a residential guy so I’m also not sure what a good per-pane price would be on this one. I arrived at $5275. What do you all think?
Hi Ken. So that’s about $4 per pane. For that kind of volume, I’d say that’s a reasonable price for both parties. As far as cleaning through a screen, I am pretty dubious about how good the lower sashes would look. Since the lower sash is more “in” than the upper you wouldn’t be able to even force the screen against the sash like one fellow showed a few years back.
I’d look at how you can get the screen off or moved instead.
You will more than likely never land the job at a per pane price and if you’re out there counting panes its a complete waste of time. Its much more effective to envision in your mind how long its going to take to do and price accordingly. You’ll end up getting so good at it you can predict it down to the half hour, or make HUGE blunders and be off by 2 or 3 hours. Same thing is true of doing an actual window count as well.
Difference is; you take considerably less time doing it this way than that.
Its very necessary to clean our house main window through a cleaner if it is very badly get dusted. A good cleaner will examine the window and start his process to clean it very neatly.
For what it’s worth, I did a 3 story Condo unit years back, and used my WFP, (well actually 7 of them), and we cleaned through every screen on 2500 windows. I got $13,750.00 for that Job. If I remember right, I told the Property Manager that if we had to go up and down the ladder to take off and put every screen back on, the price was going to be like $20,000.00 or so.
I did a side by side comparison of 2 panes of glass, one with the screen on and my WFP, and one with the screen off and my squeegee. I asked her if she saw a $6500.00 difference? She said use the WFP!! 3 Days later, that job was done!!
