Can I get an idea of what people are charging to wash composite decking. It’s pretty dirty.
What would you charge per sq. ft. or how long might it take to do 1200 sq. ft. Just decking, nothing else?

I have done two of these in the past year.
The decks were treks but turned out great. Beware some fading does occur after using the SH but its still looks 1000x betten than all the mildew.
For me the easiest method was using a Garden Sprayer to apply - some spots take 2 application and let dwell up to 20 Minutes. It really take a while to soak in. Wear a respirator and no slip boots its gets like ice in some areas.
I used 12.5 and added maybe 1/2 gallon of water. 2 Gallons of mix goes a pretty far way.
I Then rinses with low pressure (washer)
I charged 200 for 500 Sq/ft
and 175 for a ~ 120 Sq ft.
I know my pricing is erratic but i’m learning for future cleanings.
Its time consuming thanks to the dwelling process.
I will charge more int he future.
Dan we would charge 30 cents a square foot for that.

I checked the Trex website and looked at their warranty. They say the don’t warranty against environmental concerns (mold and mildew) or fading from sunlight or mold and mildew so cleaning shouldn’t void any structural warranty and at least the warranty tells the customer any spotting or fading is inevitable so you should be OK there.

I did this one back in march and i Just gave a bid to their neighbor yesterday and the deck still looks great.
Its actually a RED deck. But the mold has just mad it way the whole way through the composite.
I wish i had after pictures.
Some parts are pretty bad, but not all.

Sodium Hypochlorite. The active ingredient in bleach.

I gave the homeowner a quote of $450 for 1200 sq. ft. He said he’s getting a few other bids and will let me know in a couple days.

Well, I got a call back from the inquirer and he said that a company that specifically does PW bid it at $250. So I’m $200 over. Does $250 for 1200 sq.ft. seem like professional prices? That’s just over 20 cents/ft.
I’ll definitely see about getting the windows. He said he didn’t need them cleaned at this time, but when I looked at the deck I felt differently!
If they are set up correctly, they could roll in and out in a hour and a 1/2 or less.
That’s $160 or so/hr. Not bad at all.
