Small commercial jobs are not very agreeable to contracts, George. It’s better to rely on higher quality and better service to keep your list loyal. Be friendly, smile, and talk to the people and they will always stand by you.
What about larger commercial accounts? Do you use a contract for a regular scheduled job that pays in the
hundreds? What kind of contract? Do verbal contracts work with large jobs?

Great question George. I do not do any commercial jobs on a regular basis without a service agreement in writing, especially small commercial or “route jobs”. If a customer does not want to sign a service agreement then they don’t want to be commited to do there job on a regular basis. They are looking to have the option of saying no not this time while you wasted your time showing up to do the store, which is often have the time it takes to service a customer. I learned the hard way along time ago to get it in writing to protect your time.
George, notice how I use the term service agreement and not contract. There is a difference. A contract usually means they are bound to the service for an extended period of time, like 2 years. A service agreement is simply an agreement in writing to use your service on a regular basis that outlines the details of your agreement along with a proceedure for cancelling. I ussually ask for a 30 day noticve in writting. This protects me from showing up to a job and having them say not this time and I wasted my time traveling to the job site.
I’d be interested in seeing a service contract too. Commercial or residential.
I have a contract document that I have created, I will take a look at it again. I’m not positive that it is even worth sharing.
Our company signs two year contracts with all our commercial work. Most times the commercial company can get out of that contract anyway, I’m pretty sure law experts would say the same from what I have read. I personally insist on contract with my commercial clients because there is some type of a “formal” documentation explaining the terms and cleaning dates.
I just write up a simple one or two paragraphs on business letter head outlining the terms of there service. Eventually I would like to consult a lawyer to draw up something more long term but that cost money and what I use now has worked so far.
