My prices include the panes (in or out and both), screens, tracks and frames. If I clean the outside only usually I’ll charge 60% of the total in and out charge…same for the inside only which for is rare. I’ve been told by a few window washers that they won’t even open a window and still charge similar to what I’m doing a job for. They will clean the screens for an additional charge. I pretty much have my pricing down but when I’m on the forum I find myself questioning if I’m charging too much or too little. I think it’s fair to say we all offer quality work at an affordable price. I’m just looking to cover myself all around. Thanks guys.
I tend to price it in with the job. As some guy’s here do as well. I as well shoot @ 80% for most exterior only jobs. And will add more depending on factor’s. So some exterior only jobs can be what some are for in&out… I look @screens etc… during my walk around. That plays in to how i bid.
Especially when the job is going to be traditional method verse wfp.
For me i make it part of my service, i explain to the customer what they get for the price, dust screens dust and vacuum tracks squeegee all glass wipe frames and sills. Where as my competitors charge extra for some of these services. Its all about efficiency, realistically if your walking around with a back pack vac and taking screens out and washing them it is going to become very time consuming.
I use a hand held hoover vac with a very fine crevice attachment with a small banister brush to dust of screens and dust out tracks before i vac them leaving the screens in saves time and prevents any potential damage through removing and installing (aluminum frames and screens that is), using these methods it only takes 30 seconds more per pane. Its about he end result in my opinion, do u just want someone to see a clean pane of glass around a dirty surrounding, who will get more referrals, the guy who zipped through and knocked out the glass in 45 mins and left the rest untouched or the guy who left the windows and there borders in the best condition the owners have ever seen and took him an hour.
If you charge everything at your hourly rate what ever you want that to be you really cant lose, it comes down to can you do these extras effectively and efficiently while still making your hourly rate. IF you are not used to doing this on an everyday basis ill take some time to get into a routine.
My pricing is for everything, as in glass, cladding, framed opening, screens (usually dry or moist wipe), tracks, sills.

I usually include it with the price. That said, I’m trying to land a big job that has 75 screens. I’m charging $1.00 each extra for those because face it - 75 screens is a lot! If tracks aren’t too bad they are included in the price. If they are long neglected and a lot of dirt, spider webs, and leaves to clean up I tag on a $1.00 to $1.50 per charge. Doesn’t happen too often, but when you get stuck with a lot of extra work on certain jobs it adds up.
Some dont need or want tracks cleaned or mortar and stuff on their frames. I always include wiping out the water from the track above the pane cleaned and wiping dirt off of frames but I don’t include detailing frames or tracks in my base price.
We price it as an all included package. We then give them a price if they want to take out the screens and replace them themselves. Some have said they will remove screens, but stop after one or two and decide to pay us to do it.
I include it into the price…frames screens and sills tracts, that’s what separates me from most competitors. I offer two screen cleaning methods. The first I market as free. And the second is an add on. Giving the customer the option lets the set the expectation to what of cleanliness they are after. 1. A standard screen clean, which is a brushing of the screen and a wipe down of the screen frame. 2. A super screen clean where I soak the screens with my house wash formula and the rinse at low psi with pressure washer. Blow dry with a leaf blower. It makes a huge difference and effective method for cleaning multiple screens at a time.
On most jobs it is included. Extra dirty tracks or anything above or beyond normal service, darn right I charge them.
