Went to 6 stores that a property manager manages, those stores were being cleaned by another company. I gave him what I thought was a great bid, he emailed me back with “After talking with the managers we’ve decided to stay with our current services.”
Right them back a nice short reply that leaves the door open to future business.

Doesn’t have to be exactly like that. But, keep it short because they won’t waste a lot of time reading anything you send them. Especially emails.
Make sure you put them on a quarterly mailing list.
Notice: Their current service provider is a ‘window cleaner’ You are a Company. They are satisfied…your clients are ‘many loyal’ and ‘more than satisfied’
Move on. Don’t fixate on taking someone else’s work. There is too much glass out there that isn’t being cleaned. Don’t focus on taking the business from someone that obviously has satisfied customers.
The way we treat others seems to come back our way.
Have to agree with the comments here. Your not going to win every contract and people will have genuine reasons for saying no. A polite reply as above is a good way to go. Who knows waht doors that may open in the future
If I was the property manager I’m not sure how I would react to an unsolicited bid for a service that I was satisfied with. I think I would be cautious because the “new guy” would come across as just wanting my money versus building a sustainable business relationship.
I am sure for every 1 property manager that thinks this… there is 1 that thinks, “Finally a window cleaning company contacted me; now I can get these annoying tenants to stop emailing me about their dirty windows!”
