High rise sales/marketing pitch/process?

Anyone know any tips?

Typically we just door knock on building managers doors and ask to be a part of their next bid process. Works great with some managers and others hate it.

Not sure if there’s a better method or a more common route to get in front of the decision makers.

I have emailed an intro to our company to building managers, which some hate also. To do this I sit at my desk and search local property management companies or buildings directly. I send to the president, manager and assistants that are listed online. I reach more people than traveling business to business. Or grab those little magazines at the grocery stores that have apartment complexes for rent as they usually have an email for property manager for each property. The hope is if anything it brings the service to their attention.

Ill get a few calls for bids which either turn into a new account or another contact to send a proposal to annually.
