Hey everyone my name is Eric I’m in Las Vegas,NV and just started my business about 6mo. ago Western Exterior Washing. I geared it towards foreclosures as we are the capitol of them here. I do all sorts of things but love windows. I do landscaping, pressure washing, janitorial, and getting ready to add pool service as the banks still have to pay to keep up.

I started this all with an $8.85 hr. retail job added a peice here a peice there and now I am getting insured this week for $1,000,000 that’s so cool. I did a couple window jobs for friends to get my feet wet but now all of a sudden marketing is paying off. I have spoke to a few of you on here 5Star, Micah, Alex you guys rock. how’s the foreclosure thing going?

Can you elaborate a little bit more on how is that deal … you get in touch with the banks? another middleman? How’s payment?

Hi Eric, Same question as the others. How is the foreclosure line working out for you? I’ve done three but they haven’t sold yet and so I haven’t recieved payment yet. I knew I was sticking my neck out by offering to do the windows with a diferred payment to be included at closing. I am getting ready to do two of these a second time. Not for more money but to encourage the sale. (the brownie points with the realtors are my main incentive) I approached them with the “curb appeal” angle. Explaining that a potential buyer could either say “oh my God, what a beautiful view” or “That’s a lot of windows to keep clean”. Hopefully, I will see the money in the long run.

I could be wrong, but I don’t see much money in Foreclosures.
Why??? I have friends in the bank business and they said that they will maintain the property for as little $$$ as possible. SOOOOO that means they will hire a cheap lawn company to do cheap cuts and hire cheap cleaning people to clean up the inside.

I understand marketing to these people as “hey clean windows will help sell that home!” BUT the bottom line is the numbers. These banks have hundreds of homes and it’s not in the budget to spend, lets say for this example, $100 for each home.

Yes, the foreclosure business would be bad if all you handle is windows. The only thing the banks here have to maintain are the pools and soon by law the lawns. As more real estate agents are snatching these up due to low prices to hold on to as rentals and then future sales the banks are letting them go. So, not only do you get the agents wanting you but, then you get the opportunity to handle other future services of which I do everything. I am adding pool service in the next two weeks. Pool guy that does windows. Window cleaner that does landscaping. Maids that clean your pool. Painters that do windows. I have just started marketing this business and have had to work out bugs partners and sub-contracting. I haven’t mad less than $25 hr. since I started and all myy practicing to learn window cleaning and pressure washing has been paid for jobs. No practicing on friends or relatives. Just sent out about 2000 cards and about 100 personal emails for real estate agents so I will keep everyone informed of progress.
