Any of you have a problem with white window frames turning brown from soft washing? What do you do in this scenario?
Well, obviously you did something wrong.
What was your mix?
3.5 gallons 12% sodium chlorite and 1.5 gallons water with 1 cup of simple cherry. We use the same mix for every job. It’s a 4000 PSI 4gpm rig. I read another thread on another forum where a guy said it happens every once in a while and he used gutter zap to clean the frames. I’m wanting to know if anyone here has had this happen before. I need to know what you did to get them restored and what I need to do in the future to make sure this doesn’t happen again.

I spoke with the homeowner this morning. It is a faint brownish orange color. They said that they took comet to one of the frames and it seemed to clean it up. I’m going out there this afternoon with one of my team leads to clean the rest of the 4 windows. The homeowner also said that the windows are the southern style windows with the high UV protection. That may play a factor.
What are the frames made of? I had some gold bezels around light fixtures turn brown and I was told that it was because of the TSP that I used. My advice is to call Pressure Tek and ask them, they have always helped me out on stuff like this.

First of all, that’s a waaaaay hot mix you’re using. If you’re really getting 12% and using that much I would get ready for a lot of calls about toasted plants. Like I told you on the phone, two gallons of Love and a little dwell time is the way to go. Be sure to prewet and rinse well.
Do you have hard water? It could be the hot mix combining with iron in the water and attaching to the oxidation on the frames. If that’s the case a mild acid will fix it up.

I have seen bleach turn brown on a surface if not rinsed thoroughly…I agree, that is a hot mixture you are using
Normally it happens because somebody started playing backyard chemist and put some stupid, off-the-shelf cleaner in the mix. TSP is a common culprit. Kurt says his guys use only Simple Cherry but since he’s not on site when they work it’s worth double-checking.
Yes, power washing is a profitable add-on but here is a good lesson as to why you need to know what you’re doing before you start in on your client’s homes. What if it had been all of their siding instead of just a few window frames?

The mixture we used and have been using was recommended by bob at pressure tek. I actually have the paper he sent me with the mix to use right here and it says 3.5 gallons of 12.5% Chlorine, 1.5 gallons water and 2 cups simple cherry. I reduced that to 1 cup of simple cherry cause we’ve been going through it so fast. Pressure washing is killing it this year and if I have to take some bumps in the beginning then so be it. I am going to reduce the amount of chlorine we’re putting in due to Thad’s recommendation. Luckily the windows came clean with some safe restore and comet. Thanks for the advice.
Its a hot mix + they let it sit too long before rinsing.

I’m not busting balls on here. You won’t see me throw up a web page and say I’m the go to guy in St. Louis for Window Cleaning, because I’m not. I know very little about window cleaning actually, but I have connections and soon enough I will know enough about it that I can pursue it.
