Potential bodding on a fair sized contract

Hi,

I am not new to power washing as I have had my business for 2 years now and have done mainly residential roof demossing and viynl siding ,etc.
But I was recently asked to bid on a contract for 13 different condo complexs to do exterior windows and gutters. The condos units range from 9 units up to 64.
It is for now a spring only gig and I can do at my own schedule as well. There are 264 units in all based within about 30 min drive of each other. The property management company know I am new to this and they are willing to be very patient with me as they like my companies apprearence ie…logo,website and equipment so that is encouraging.
I do have pics but can’t send them from my phone to this pc so I can forward pics of each complex to any of you who could help me how to put a bid in. I know this may be a fair bit to chew right off the bat starting with windows washing so I am trying to evaluate things before I actually submit my bid.
I will need a water fed pole obviously and maybe one for my worker as well to sped things along. Is simple water good enough versus using a squegee and such as I was told the water fed pole way is far faster than squegeeing.
Any insight would be great. I figured if I simply did it by per unit price that would be easy but obviously some units are easier,less or more windows,some 1 story or 2 or 3 story. But a guy at a store that sells equipment said to bid on unit price as this contract over 264 units will be a great starting point …what do you all think?
