Certainly on Australian valuations it is a way over priced. Being mostly residential there will be no contracts in place and you are really dependant on good will, both from the business owner and your customers.
At that price it will take you almost 3 years for ROI. I would expect that in good times ( and these are not good times ) that the max you would want to pay is 1 year net ie/ 1 year ROI - $45000. That would be the starting point for negotiations, I personally would not go above %50 - %70 Nett .
Seems like there are alot of expenses for a company that doesn’t really do any paid advertising.
How do you net only 45% of the gross? I have never seen a residential business exchange hands smoothly. It is hard to transfer personality and loyalty.
I sure hope that 20 grand in furniture and supplies includes a wfp system!

I heard last year that one of my competitors was selling his Dallas market. I heard this from an employee who I casually met in a resturaunt. He has a location here in Edmond/OKC area of Oklahoma and has a Dallas location that he started while in seminary school.
I am not saying that is who it is but I do think it has a familiar ring.
If it is true… the other business he is talking about is the Oklahoma location.
From my intel of my competitors. He is not one to use WFP technology. I think part of the $20,000 is a late model full size work van logoed and ladder racked.
Just a thought really. So don’t take this as set in stone.

I saw this same add on Craigslist (Dallas). I bet that he’d take around half ($55K) of asking price ($110 K) for this if he is really wanting out.
