What would you charge to do this building. It’s a 35 story. On the sides there are 3 windows per floor, the back has 38 per floor, front has 35 per floor.

Do you usually calculate your price on a per-drop basis?

This is my first high rise I’m bidding on. I have no problem doing the work…that’s an easy building to do. But coming up with a price…I’m at a standstill. I’d be doing doubles since it’s a condo building & they’re very picky…(older rich people have nothing better to do) So, I came up with 18 drops for the back(which is pictured) 2 drops on the sides & 18 on the front.

What’s your estimated time per drop?

I don’t know how about Chicago, but in Miami these buildings are done for $1200…lol

I come up with 2765 panels. Even if calculated this way with factor bidding or a form of it, that’s 5 figures. Do folks get that for this kind of work?

I know 5 figures is way too high. I was thinking around $1800?? Comes out to $45 a drop. I’m still working on the numbers…gotta have this bid in on monday morning.
The first 2 floors is a parking garage…so no windows. Total panes are 2608

So $.69 per side? I think I’ll stick with storefront and resi.

It’s outside only…condo owners do inside themselves.

Boy oh Boy, that is way cheap for my blood. Maybe things are different in Chicago, but I hooked up a window cleaning Brother to do a 40 story building in New Orleans, a little more difficult than yours, and he got the job for $16,000.00 (Yea that is 16 thousand), $1800.00 for a 35 story building!! That is crazy cheap.

Have you tried raising your prices, or is there just so much cheap competition there?

You stated 45 minutes a drop, and you are goping to charge $45.00 per drop. That is only $60.00 per hour. Most Route guys make close to that doing a Wendy’s Ground floor with a 6 ft. Pole. Man remember, you are hanging 35 stories off of the ground.

Not trying to bust you, just wanting you to come up with realistic pricing for yourself. Highrise, you put your life on the line, dont do it for cheap.

45 minutes a drop would be cracking, doing doubles that’s 70 windows and set-up and return to roof in 45min?
Whats the story with the screens, do they slide . are they being removed
If the screens are being removed then it might be worth trying triples as the set back window will give you a place to put your foot to easily reach either side
Even going cheap thats $4-5k all day, What are your employee costs ?

Glass is only on floors 3-35…I was thinking doubles only because it’s a condo building. If it was an office building, I’d be doing triples all day. The screens slide to the side so you can wash the window behind it. No full time employee’s…just 2 helpers here n there. The front side faces lake michigan…so there are going to be spiders on the front. Front side will take a lil longer compared to the back.

Do you really need the work (you were willing to work at the insanely low price of $1,800, remember?)

Don’t be afraid to price work at levels you believe you deserve on the basis of overhead, profit, and risk.

There are Millions of Customers out there, and only thousands of window cleaning companies.

I know competition is hard, but believe me, there is enough Pie for everyone to get a slice. Charge like you mean it!!!

This is a legit business you have there. Could you imagine a plumber doing a job of that magnitude for $1800.00?? No way, (and remember he would be on the ground maybe under a sink).
