Real Estate Agents

I have read a lot of threads on this subject in the past.

This year I will be focusing on them (Real Estate Agents) more aggressively, I’m looking for some additional advice how to chose the right agents to deal with.

What kind of agent do you pursue?

What kind of presentation to you use to gain those agents? (Brochure of services dropped off at the office or emails or what)…

There are so many different Real Estate Agents that deal with everything from rentals to estate homes what is the best to pursue.

2015 is right around the corner do you have your plan in black and white.

and do you use a referral system with them? if so what do you offer?

My suggestion would be to schedule an appointment with a broker.

Find out if it would be ok to come in to one of the company weekly meetings and do a 10 minute presentation on the services you provide and explain how they will benefit the agents.

I currently am working on a Tri fold to present when I do my presentations in the spring.

When I think back to how many hours I wasted chasing realtors in the early days of my business, I get a stomach ache…

What’s even more frustrating now, however, is this:

Realtor: " Hey Andrew, I know it’s last minute, but I need you guys to go out and clean Mr. and Mrs. Smith’s windows and pressure wash their home by today or tomorrow at the latest. It’s about a 5,000 sq ft. home."

Me: "Oh, wow…ok…umm…

Realtor “Oh and also pressure wash the pool deck and driveway. It’s got to be all finished by noon tomorrow when the mover truck comes.”

Me: " Well, we’ve already got today booked up and I don’t know if it’s…"

Realtor: " You guys did a job for me like 3 years ago, so I know you’ll do a great job this time too!"

Me: “Ummmm…well, I’ll see if I can reschedule our customers that we already booked and try and help you out. Ok, yes, we can make it happen. Our charge will be $1500 for the complete package. How will payment be made?”

Realtor: “WHAT!? That’s crazy! Billy Bob from Billy Bob’s Cleaning said he’d do it for $600.”

Me: “Ok…you should probably call back Billy Bob then.”

From my experience, relators always call at the last minute and [B][U]ALWAYS[/U][/B] complain about the price. Have we gotten some work over the years from them? Sure, but more times than not they are a hassle to work with/around. I’d focus my efforts elsewhere, like for instance, a property manager :slight_smile:

This was a very timely and helpful post…,Thank you! I was about to put a lot into chasing realtors.

So (I know a thread was started on this, but it didn’t seem to go far) how do you pursue property managers? I can’t seem to BUY any attention or business from them…I know they need people like us, but how on earth do you get their business???

One thing to add: I am thinking about giving realtors gift certificates to give to new BUYERS. I figure it will make the realtor look good and the client will be directed my way. What do you guys think of that idea?

Jesse, I think that is a much better idea to help use realtors as a referral source that what we did originally.

Ok…I’m getting a bunch of gift certificates made when my printer guy gets back from his holiday vacation. I’ll keep you posted on how successful this is. Thank you for the input!

Jesse, how do you make your gift certificates? I’ve tried a couple of templates but they always turn it looking like garbage

The guy who just did my logo is gonna make me some gift certificates, but he’s away right now so it will be a week or two. I haven’t had any made before, and those templates you mention are the reason why. I’ll post them on here when I get them and if you like them I’ll give you his info. (It shouldn’t be long…,he’s a pretty fast worker)

I made mine on vista print, for $22ish I got 50 made.
I had no specific purpose for them, but I use them as incentive to leave a yard sign in the customers yard. I offer them a gift certificate, I come back in a week or two (whatever I ask at that moment) and they get the gift certificate sent out or dropped off when I pick my sign back up.

I also missed a few calls and jobs this year because I was so busy. So when I called people back and they told me they had found someone else to do the work I said I would like to offer a gift certificate to them since we couldn’t get to them this year. Which in turn got me their address, for future mailing purposes, and most likely a customer for next year and beyond.

These cards are 20 point plastic and are around $189.95 per thousand and up. They do qualify for our WCRA 13% discount as well.

Mike, how long have you been using gift cards and have you tracked their effectiveness? My thought is to leave a few with the customer to share with their friends. Have you tried that? If so, how much new business has it gotten you? (If you track such things…I know that not everyone dies)

Jesse [MENTION=37432]Atlas1[/MENTION] property managers are hard to get because they usually have make ready teams already in place. Check your local BNI groups and see if there’s one in there. I’ve got a good relationship with one because of BNI. But she’s also a real estate agent so it’s a great fit.

I do like the idea of gift certificates because all the realtors give a binder of stuff to buyers or sellers and having that cert in there would be a good passive tool.
