What to charge for window cleaning in Miami?

I thought I would start low, really low, to get business, but then increase the price as I get busier, but what is the “going rate” in Miami. I know that in places like California I’ve heard of 8 to 10 dollars per window for residential cleaning. California is expensive. Miami isn’t the cheapest place in the world, but I know that that is too high for here. Any suggestions?

You know I think that’s quite a big market you’re in there. If you are a high rise cleaner and you do come from a smaller market then your prices are a little lower but then that will make you tough competition when bidding !

You should garner yourself some start-up work and then move ahead from there. High rise work is highly competitive, you could bid at between 50 an hour or 100 an hour what ever the market will bare and in regards to competitive bidding.

I always figure by the time to make each drop start to finish then multiply the number of drops. Then the time for all the extra work in-between , loading the roof unloading the roof, so on and so forth !

If your only talking about residential it sounds like you have the pricing already down, so just go with what the market will bare !

Dange / Advanced Window Cleaning Service

Don’t start to low because then you get the reputation for being cheap. Only you know what you have to make after expenses price accordingly, but not so low that you change the customers perception of what the job is worth. When I was painting I would get calls to come behind other contractors that had messed a job up or skipped out only to have the customer tell me I was to high that the other contractor only charged $$??. My response was “Look what that got you, They priced what their job was worth”.

What about pricing per pane. I have already signed up for contract bidding for some places like the school and the parking authority. Listen, I gave one building manager an estimate of one dollar per window pane which is really low, but I really want to get it because the building is right in downtown and they’ll be a good reference. But what I’m worrying about is pricing too low. Does a price that low make me look so suspicious that they won’t do it? I just gave that estimate via email and haven’t yet gotten a reply.

It isn’t exactly a top priority for people and I can tell you that a lot of people aren’t even getting it done. I stopped at a Courtyard Marriott and told them they’re windows “look like s***”. It just came out because the concierge was so fancy and I could tell even trying here would be a waste of my time, but the whole outside of the building looked like a big Motel 6. Then I said “no really you might want to actually give that (the card) to the building manager and not just throw it out because…”; they said they would.

For residential, $8 a double hung shouldn’t be too high for anywhere. It’s all about how you sell it.

Okay you say I’m underpricing sharply, but I am NOT talking about residential or storefront here. For a 10-15 story mid rise with 1000 or so medium sized windows what would be a good price per pane?

I don’t really do high rise, at all, BUT, if I were to, it’d be $1 a pane, first floor, and .50 extra per pane per floor

Thank you. Yeah you should see it on my truck. It looks awesome. I spared no expense on having it designed and installed. I wanted it to look good. My truck is white so it fits it perfectly.

You’ll want to price out high rise differently than residential. Also some count windows differently (double hung = 1). We count per pane (double hung = 2) $5 per pane is pretty standard.

Chris (Above post) in my opinion is somewhat close. Maybe a little low at $1 pane. Also I would factor in your experience. I’m assuming you have experience and not just jumping to high rise. If you’re new to bidding, set your hourly goal and experiment. I don’t have any high rise jobs, but I’ve done plenty in the past. Depending on the size of panes, I would guess between $1.50 to $2.50 per pane (obv for just the outsides)

You would have to read the “what do you think of this price” thread where I am basically sandbagged for telling a price that seemed ridiculously low. While the truth is that in the big city of miami it’s different. It’s actually much cheaper than in your small towns where it’s more specialty. Here there’s a thousand white vanners who’d be happy to do it for a dirt price. I am struggling to get by and offer any window cleaning, with no height restriction. I am only one person right now. Took the name because I thought i t would grow.

The other day I got 60 dollars to do two windows in a rich house in a gated community. They were two new windows that had little paint specks on them. I offered 50 and they gave me the check and were like “here, we gave you 60” before I even did it. I was even an hour later than I said I’d be.

Then it turns right around and you can’t get a job no matter what you offer.

The amount of window cleaning down here is minimal. Minimal. It is nearly non existant. I’ve only seen a few buildings get done in almost half a year and I’m always in downtown. And if they get there windows cleaned at all it doesn’t matter how great I can do they already use Joe A. Dirtrag and aren’t interested.

A lot of people around here never clean there windows, then after 20 or thirty years they replace them all. They renovate the whole place.

Even my attention grabbing logo/decal/shirts have done nothing to cut the static of garbage that is the service industry around here.
